Financial terms of Town Center

April 23, 2004

a mystery

With regard to the Town Center proposed for Glendale, the most important issues that must be explained to the voters by this City Council are:

1. If you think the Caruso project is the best plan, why are you giving the city of Glendale's land to him without any charge to him? This is absurd! This property should be leased to him (or any other developer) because it will become very valuable property at a future date;

2. The city auditor says under the proposed Caruso plan we will never recover our costs of the project. In fact, it will cost us a net $27 million or more. Under our precarious city budgets, why would our City Council promote such a loss project? Those voting for this would be derelict in their fiscal responsibility;

3. Let's find another developer who will allow the city to make money for the taxpayers on this huge project-not just line his pockets over the many years we will be paying for this council's mistakes. This one is not sound! We must obtain competitive bids;

4. Why hasn't the developer been required to show how this project could ever be a sound investment for the city? We have never seen any such figures, and

5. If this City Council finalizes this deal on the terms that Caruso has handed them, I predict they will eventually be proved to be the worst City Council Glendale has ever had.
