Project returned for redesign

Glendale’s Design Review Board 2 sent back a proposed two-story house at 2811 Manhattan Ave. for redesign recently, telling applicant Joo Lee that the project did not match the neighborhood in quality.

The two-story structure has been before the DRB and the Historic Preservation Commission, as neighbors argued that a stone cottage on the property deserved historic preservation. The HPC ruled the cottage had not retained historic integrity, but urged the developer to incorporate the stones into the property.

The new design preserved the three old walls, but met few other of the design concerns raised by neighbors and DRB board members.

Objections continued to be raised about the second story design and placing a detached garage in front of the property, neither element in keeping with the neighborhood.

Additionally, the board members found the design elements to be unacceptable, especially because of its proximity to the historic Bonetto house.

Board chair Laura Friedman suggested the project be rejected outright, but the board finally decided to give the designer another chance.

Historical Society president Mike Lawler, who led the fight to save the cottage, said he was more concerned now about the second story and the location of the garage. Barbara Hannegan, who owns the Bonetto house, said she was concerned about privacy issues from the second story.

The board will get another look at the neighborhood when a duplex comes before them next week.

The same owner is proposing a duplex at 4019 La Crescenta Ave., close to the Manhattan property.

A second proposed duplex on an adjoining lot he owns has been held up because of design issues from the location of oak trees on the property.

DRB members repeated earlier suggestions that neighbors pursue city support for a mini-park on the three lots, an idea which has not yet raised any enthusiasm from Glendale officials.
