Glendale commissioners OK a more dense mixed-use project for San Fernando Road corridor

The Planning Commission on Wednesday recommended approval for a proposal to add 58 apartments and an extra floor to the planned Glendale Triangle project in the San Fernando Road corridor, bringing the total number of apartments to 287.

Twenty-two of the apartments would be low-income units, according to the proposal, which must still get final approval from the City Council.

The project was originally approved in October 2011 with 229 units, 11 of which would have been low-income units.

By upping the number of low-income apartments, state law allows the developer, Camden USA Inc., to increase the total number of units and add a story to the building.

Camden officials said they needed to increase the number of apartments to offset “unforeseen” increases in construction costs.

The request is expected to go before the City Council on Sept. 4.

The 37,000 square feet of ground-level retail/office space in the original plans will remain.

The 2.18-acre triangular site borders three major streets — Los Feliz Road, Central Avenue and San Fernando Road — in the San Fernando Road corridor, which the city has been working to revitalize.

The project would have 404 parking spaces dedicated for residential use and 148 parking stalls for commercial.
